My background includes a Bachelor of Science Degree in Marketing from New York State University Le Moyne College Syracuse, NY and an Associate Degree in Math/ Science from Onondaga Community College as well as a 20 year career working for United Technologies in the areas of interior and exterior customer quality and production control. I am a member of the National Association of Realtors, the New York State Association of Realtors and the Greater Syracuse Board of Realtors

First Time Buyers

  1. Obtain preapproval letter from lender 
  2. Negotiate offer
  3. After final signatures schedule your home inspection (usually needs to be done within 10 days after last signature on contract).
  4. Signoff on contingencies
  5. Schedule appointment for formal mortgage application (usually needs to be done within 10 days after the last signature on contract) Sign lenders release, so commitment letter may be distributed to selling agent, buyer agent and attorneys.
  6. Seller’s attorney prepares the deed after receiving commitment letter from bank.
  7. Money due at closing: The HUD-1 is a form used to itemize all charges imposed upon a borrower and seller for the real estate transaction. It gives each party a complete list of their outgoing funds and is supplied by your attorney usually the day before closing.
  8. Pre closing inspect, often referred to as the final walk through is usually done the day before or day of closing.

 Bring to closing:

  1. Insurance policy, or binder with paid receipt
  2. Certified check for balance of down payment and closing cost (a personal check will usually be accepted for less than $500.00) **

After Closing:

File for your STAR (School Tax Assessment Relief) exemption to reduce your annual school taxes. You must file by March 1st.

 

* Oil and propane remaining in the tank are personal property and you will pay the sellers for these at the time of closing.

    4. Copy of paid tax receipts
  2. Utilities: Change over 1 week before closing so buyers can put in their name:
    1. Gas and electric: National Grid –  (315) 474-1511
    2. Water : OCWA –  315-455-7061 – Need to supply last reading
    3. Telephone
    4. Oil and propane company *
    5. Trash removal service
  3. Make moving arrangements
  4. Make baby sitter arrangements for the day of closing, if necessary

 

Selling process:

 

1.      Negotiate offer

4.      Buyer schedules appointment for formal mortgage application (usually needs to be done within 10 days after the last signature on contract)

5.      Attorney orders survey, abstract and prepares the deed after receiving commitment letter from bank. **

6.      In the event the house is serviced by either or both a private well or private septic system, the seller in most cases is responsible for a septic dye test or well flow rate and water quality test.

7.      Attorneys for the bank, buyer and seller arrange and schedules closing date and time.

Day of closing:

 

  1. Bring keys to attorney
  2. Leave garage door openers and respective remotes
  3. Seller provides working smoke and carbon monoxide detectors.
